MANNA will attract and pre-qualify all tenants through a credit check and employment verification, and will contact previous landlords. After the application review process, we provide deeds of lease to secure month-to-month or annual leases as required. Thereafter, full management services are offered to include all collection of rents and arranging for repairs and maintenance. All properties are inspected prior to being rented and any appropriate preventative maintenance is performed at that time.

Properties are then inspected every six months to ensure that they are being treated respectfully and to check for potential maintenance issues. All repair and maintenance expenditures in excess of $100 require the owner`s permission. A full itemized accounting is provided on a monthly basis.

Fees for these services generally range from 7 to 10 percent of gross rents depending on the number of units owned and the level of management requested.

For marketing and arranging a suitable pre-qualified tenant to a one year lease, a charge of one month`s rent is usually assessed. Longer leases result in a slightly higher fee.
